A Conveyancing transaction for a sale:-
Take Instructions from you
- We will take instructions from you in relation to the property for sale, confirm real estate agents details and mortgage details.
- Obtain a copy of your Drivers Licence and Passport.
Contract of Sale
- A contract must contain a copy of the title documents, drainage diagram and a current (s149) issued by the council. We will order these on your behalf. It can take up to a week for the certificates to arrive from the council.
- If the property for sale has a swimming or spa pool, one of the following must also be attached to the contract :-
- a copy of a valid certificate of compliance, or
- a valid occupation certificate (issued in the past 3 years) and evidence that the pool has been registered, or
- a valid certificate of non-compliance.
- A copy of the contract is then sent to the agent for marketing.
- Once a purchaser is found the agent will forward a Sale Advice and a copy of the contract is then sent to the purchaser’s solicitor/conveyancer.
- We will attend to any proposed amendments to the contract with the purchaser’s solicitor/conveyancer and will keep you informed.
- Once the purchaser’s solicitor/conveyancer is ready to proceed with an exchange, the contract will be sent to our office for us to exchange it.
After Exchange
- We will arrange for you to sign a Discharge of Mortgage (if applicable) and Transfer.
- We will check settlement figures and provide a cheque direction to the purchaser’s solicitor/conveyancer and provide you with a copy prior to settlement, together with a copy of our costs.
Settlement
- We will attend settlement and collect the balance of the funds and hand over the title deed and keys to the purchaser’s solicitor/conveyancer.
- We will then contact you to confirm settlement has taken place and notify the agent.
